EvaBuild were appointed by Wernick Group, one of our long-standing clients, to deliver civil engineering and groundworks for a new modular office building and upgraded storage yard facility in Inverness.
Located over 400 miles from EvaBuild’s headquarters in Newtown, Powys, this project represents the furthest site our team has worked on to date. Despite the distance, the works were completed efficiently and to the same exacting standards that define all EvaBuild projects.
EvaBuild’s in-house design and engineering teams played a central role throughout, producing all construction drawings and design details for the foundation and drainage systems. This integrated design-and-build approach ensured precision, consistency, and quality delivery across every phase of the project.
Site Investigation and Design
First, comprehensive site investigations were carried out including ground investigations, WAC testing and percolation testing.
EvaBuild designed all drawings, including foundation layouts, drainage design, and construction details, maintaining full design control from concept through to completion.
Foundations and Ground Preparation
In preparation for the installation of the new modular office building, EvaBuild:
- Installed reinforced pad foundations
- Terram membrane and a 75mm stone oversite.
- Implemented radon protection measures to meet site-specific requirements.
Drainage & Services Works
EvaBuild delivered a full suite of drainage systems, including:
- Office Building Drainage: Bottle gullies to rainwater downpipe positions and channel drains to door thresholds.
- Yard Drainage: A SuDS soakaway system within the yard area, supported by manholes with catchpits to manage surface water runoff effectively.
- Foul Water Drainage: New foul drainage installed to serve the modular office.
- Services Trench: A combined trench housing water, data, alarm, and power services.
External Works
Surrounding the new office building, EvaBuild constructed:
- A 425m² car park surfaced with permeable tarmac, including designated disabled bays.
- New footpaths connecting the car park and rear of the building.
- Block paving parking bays and a reinforced concrete slab to house a bicycle store.
- Decorative gravel areas and road kerbs to complete the landscaping and define traffic flow.
- High galvanised palisade fencing and wide palisade access gates linking the office area with the main yard.
- Five heavy duty, drop down bollards.
- A manual swing car park barrier for controlled entry.
Result
The project was successfully delivered on schedule and to the high standards expected by Wernick Group, marking another successful collaboration in our long-standing partnership.
By utilising in-house design expertise, EvaBuild maintained full control over the foundation and drainage design, ensuring seamless coordination and long-term durability of the completed works.
The result is a robust, secure and sustainable site that supports Wernick’s continued growth and commitment to maintaining high-quality facilities across its UK operations.
