In Spring 2025, EvaBuild were proud to deliver a comprehensive groundworks package for our long standing client Wernick Group, as part of the development of their new depot in Gateshead. The site now serves as a functional base for Wernick Hire, incorporating a spacious storage yard, modular office facilities, and a new Saredon steel-framed building. 

The site was previously a waste refuse tip and former reservoir location, this presented significant challenges due to the presence of substantial made ground and ground gas. This required extensive site preparation and ground remediation by EvaBuild to ensure long-term stability and performance. 

Site preparation 

Our team began by carrying out a comprehensive site investigation, including topographic and utility surveys, percolation testing and CCTV drainage assessments. Cut and fill was then carried out across all hard-standing areas, ensuring a level and structurally sound base for the new units and yard. 

Foundations, Drainage and Utilities 

Prior to modular install, EvaBuild installed pad foundations with pier casting. Given the site’s history and ground conditions, specialist gas protection measures were implemented. These included a ventilated sub-floor void, a structural gas barrier and a gas-resistant membrane to safeguard against ground gases and meet all safety regulations. 


 

Beginning and end of project.

EvaBuild undertook the installation of both surface and foul drainage systems as part of our scope of works. All drainage was connected back into an existing mains drainage system. To carry out these connections, some of which extended into roadway, EvaBuild managed and submitted the necessary Section 50 and Section 106 applications.  

A service trench was dug for water, data, gas and electric including EV charging. Electric was also laid for streetlights surrounding the site.  

Access & Infrastructure  

Following modular install EvaBuild completed the project with over 7,000m2 of reinforced concrete to create a new concrete yard. New kerbing, an entranceway and a secure gate with access for articulated lorries were installed to the site. Section 278 works to existing entrance were managed by EvaBuild, working alongside Gateshead Council including traffic management.  

Full scope of works: 

  • Comprehensive site investigations including desktop mains, CCTV drainage survey, topographic utility, plate bearing tests and concrete cube tests.
  • Cut and fill and reduce dig across the site
  • Pad foundations with pier casting for modular installations
  • Gas protection measures including a ventilated sub-floor void, structural gas barrier, and gas-resistant membrane
  • Surface and foul drainage connecting back into existing system
  • Large attenuation tank (830m3) with flow control
  • Section 50 and Section 106 applications managed and submitted by EvaBuild
  • Installation of a service trench for water, electric, gas and data
  • New kerbing and entranceway with secure gate
  • Installation of access to fire exits for modular units
  • Over 7,000m² of reinforced concrete yard, complete with cast concrete bays
  • External lighting infrastructure installed across the site
